About Us

Državne nekretnine (State properties) is a company and legal entity of particular interest to the Republic of Croatia. As a company, we are not a beneficiary of the state budget, but we contribute to filling the budget with regular payments generated from our own revenues. We are focused on achieving strategic development goals and protecting national interests, as well as managing state assets as efficiently as possible.

The portfolio of Državne nekretnine includes three forms of state assets: business premises, apartments and residential buildings.

We manage the properties that we take over from the competent ministry for management on a fee or contract basis, and we activate unused properties by continuously conducting tenders for their lease. By regularly monitoring property in use and regulating relations with the existing users, we work towards the effective management and revenue generation for the Republic of Croatia. We are also oriented towards finding and implementing even more effective property management solutions, considering the operational challenges presented by the social, cultural-historical and legal frameworks within which we operate.

Following the enactment of the Law on the management of state-owned real estate and movables property portfolio increased more than 40% in 2024 and the scope of tasks related to sales and dissolutions also expanded.

A part of the properties managed by the Company is subject to the highest levels of cultural protection, not only because of valuable locations where they are situated, but also because of thousands of valuable artifacts that are located there, which is the reason why in our operations we are closely linked to the Ministry of Culture and Media, the Ministry of Physical Planning, Construction and State Assets, the Ministry of Economy and Sustainable Development, the Ministry of Tourism and Sport, the Croatian Conservation Institute and local authorities for the protection of cultural and natural monuments.

In multi-apartment buildings in which there are both business and residential units from the Company’s portfolio, on behalf of the Republic of Croatia as the owner, we are one of the co-owners, so we continuously communicate with representatives of the co-owners and building managers for the purpose of issuing the necessary consents for the maintenance of common parts of the building, i.e. in multi-apartment buildings we are in the same position as any other co-owner in the building.

The basic guideline for all activities in the Company’s operations are the annual business plans, and through active planning we balance between the property management strategy and flexibility, where by implementing investments and preparing properties according to property-legal, spatial-planning and functional-market principles, we increase their competitiveness on the market.

The properties we manage are located in 205 different locations throughout the Republic of Croatia and occupy a total area of  750 052 m2. We also maintain 400 000 m2 of protected park areas, paying great attention to the preservation of the national natural heritage. A special responsibility for the Company represents the rich art inventory of residential villas where we keep over 5 000 works of art and book materials.
